 Did  your property listing recently expire with another agency?  Consider a few points to get you back on track. There are four main components that prevent a successful closing:

 

1. Marketing:  in today's environment it takes international, national, and regional exposure to keep your home properly positioned before buyers.  What level of exposure did your home receive on the Internet?  What are the quality of the photographs and presentations?  Was your agent proficient with technology and online marketing?

 

2. Price: Pricing is critical.  Was your home priced correctly?  The correct price is the one that generates offers and nets you the most amount of money.  What tools did your previous agent use to  price the home?  How are you accounting for the current trends in the market to stay ahead of other sellers?

 

3. Condition:  Buyers are selective. Have you made the necessary adjustments to  your property so that it has the "model" effect?  Did you work with your previous agency to create a checklist of essential condition changes and were those steps taken? 

 

4. Location: does your property have any drawbacks regarding location?  A steep driveway, noisy adjoining roads, poor conditions in the neighbors' property all can impact the "sale-ability" of your house.  These are not impossible obstacles to overcome provided your agent has a plan for addressing them.
